Epoxy and polyaspartic floor coatings for Florida
Concrete floors — garage floors, commercial floors, basement floors (rare in Florida), patio floors — are great structural surfaces but poor finished surfaces. Bare concrete generates dust, absorbs oil and chemicals, stains permanently, and looks utilitarian. Floor coatings solve all of those issues while adding visual appeal that ranges from basic gray to high-gloss decorative.
We install three coating systems, each suited to different applications:
Traditional epoxy
100% solids two-part epoxy applied at 8-12 mil thickness. Cures hard and durable. Drawback for Florida: UV exposure causes yellowing in epoxy coatings over 3-5 years on garage floors exposed to direct sun through windows. Best for: interior commercial spaces, garages without direct sun exposure.
Polyaspartic (UV-stable)
Polyaspartic is a newer-generation coating, UV-stable (won't yellow), chemical-resistant, and faster-curing than epoxy. Slightly more expensive but the right choice for Florida garage floors with any sunlight exposure. Best for: residential garages, commercial overhead-door spaces, anywhere UV is a concern.
Decorative chip systems
Polyaspartic or epoxy base coat with vinyl chip flakes broadcast on the wet surface, then top-coated. Creates a textured, multi-color look that hides imperfections in the concrete. Most popular for residential garages. Chip color options: gray, blue, brown, tan, multi-color blends.
