Epoxy and polyaspartic floor coatings for Florida

Concrete floors — garage floors, commercial floors, basement floors (rare in Florida), patio floors — are great structural surfaces but poor finished surfaces. Bare concrete generates dust, absorbs oil and chemicals, stains permanently, and looks utilitarian. Floor coatings solve all of those issues while adding visual appeal that ranges from basic gray to high-gloss decorative.

We install three coating systems, each suited to different applications:

Traditional epoxy

100% solids two-part epoxy applied at 8-12 mil thickness. Cures hard and durable. Drawback for Florida: UV exposure causes yellowing in epoxy coatings over 3-5 years on garage floors exposed to direct sun through windows. Best for: interior commercial spaces, garages without direct sun exposure.

Polyaspartic (UV-stable)

Polyaspartic is a newer-generation coating, UV-stable (won't yellow), chemical-resistant, and faster-curing than epoxy. Slightly more expensive but the right choice for Florida garage floors with any sunlight exposure. Best for: residential garages, commercial overhead-door spaces, anywhere UV is a concern.

Decorative chip systems

Polyaspartic or epoxy base coat with vinyl chip flakes broadcast on the wet surface, then top-coated. Creates a textured, multi-color look that hides imperfections in the concrete. Most popular for residential garages. Chip color options: gray, blue, brown, tan, multi-color blends.

🚗Why most homeowners choose polyaspartic with chipsThe combination of polyaspartic base coat + vinyl chip system + polyaspartic top coat gives the best balance of UV stability, chemical resistance, slip resistance (chips add texture), appearance (color flexibility hides imperfections), and longevity (15-25 years typical). Worth the modest premium over plain epoxy for Florida garages.
Installation

How we install epoxy floor coatings

  1. Surface prep: diamond grind the concrete to open the pores (mandatory for coating adhesion). Most coating failures come from skipped or inadequate grinding.
  2. Crack repair: fill any existing cracks with two-part epoxy crack filler.
  3. Joint treatment: control joints either filled and coated over (smooth finish) or left and coated up to (visible joint).
  4. Base coat application: roll-applied polyaspartic or epoxy base, typically tinted to the underlying color.
  5. Chip broadcast (if decorative): vinyl chips broadcast into wet base coat to refusal, then excess vacuumed and brushed.
  6. Top coat: clear polyaspartic top coat seals the chips and provides the final wear surface.
  7. Cure: 12-24 hours for foot traffic, 48-72 hours for vehicle traffic.
Frequently Asked Questions

Epoxy Floor Coating FAQ

How much does an epoxy garage floor cost?

For a typical 2-car garage in Central Florida: $2,200-$3,500 for single-color epoxy, $2,800-$4,400 for decorative chip, $3,400-$5,200 for premium polyaspartic with chips.

How long does epoxy floor installation take?

Typical 2-car garage: 1-2 days for installation, plus 24-48 hours of cure time before vehicle traffic. Total time from start to driving on it: 3-4 days.

Will epoxy hold up to my car's hot tires?

Quality polyaspartic and 100%-solids epoxy systems handle hot tires from normal driving (yes, even Florida summer driving). 'Hot tire pickup' — where tires lift coating off the floor — only happens with low-quality DIY kits or improperly applied coatings.

Does the coating come with a warranty?

Yes — we provide a 5-year written workmanship warranty on epoxy installations and a 10-year warranty on premium polyaspartic systems. The coating typically outlasts the warranty by significant margin (15-25 years typical).

Can I do the installation myself with a DIY kit?

You can, but the results vary dramatically. Surface prep is the most important step and the part DIY kits typically handle poorly. The coating is only as good as the prep. Professional installations have failure rates under 1%; DIY installations have failure rates around 30-40% within 5 years.
